25 years of JOY!
Ashford Designer Outlet opened its doors in March 2000, but plans were first submitted for the then-called 'Ashford Meadows Leisure Park' in 1991!
Over the 25 years we have welcomed over 60 million guests. Looking back over the years, Ashford Designer Outlet has not only been a joyous shopping destination, but a valuable part of the local community. There’s been so much history made over the years and we can’t wait to see what the next 25 years have in store!

Our Journey: 25 Years of Retail Innovation
📍 1991 – The Vision Begins
Plans were first drawn up for a bold retail concept in Ashford, Kent. Originally dubbed Ashford Meadows Leisure Park, the goal was clear: to bring destination shopping to life.
🏗️ 1996 – Groundwork & Design
Construction started on what would become one of the UK’s most iconic retail outlets. The design, led by renowned architect Lord Richard Rogers, featured a futuristic white tent-style roof—instantly recognisable for miles.
🎉 2000 – Official Grand Opening
In March 2000, we opened our doors to the public. Celebrity gardener Charlie Dimmock cut the ribbon and welcomed the first shoppers. With 70+ stores and unique architecture, the centre made headlines across the country.
🏆 2001 – Award-Winning Design
Within a year, the outlet won Retail Destination of the Year and other industry accolades. The architectural canopy stretched over 300 metres—one of the largest of its kind in Europe.
💡 2013–2015 – Expansion Plans Approved
After over a decade of success, plans were approved to nearly double the outlet’s size. In 2015, planning permission was granted for a major redevelopment—adding retail space, new dining zones, and family-friendly amenities.
🚧 2017–2018 – Building for the Future
Construction on the £90 million expansion began in autumn 2017. It required significant updates to the surrounding infrastructure, including road closures and a full redevelopment of the food court.
🌿 2019 – Bigger, Greener, Better
In November 2019, our newly expanded outlet opened to the public! Highlights included:

Over 500 jobs were created during the expansion, and the centre continues to play a major role in the local economy. From seasonal events to sustainability upgrades, we’re proud to be part of Ashford’s growth story.

BY TRAIN
The high-speed link from London St. Pancras takes just 38 minutes, whilst services are also running from Charing Cross, London Bridge, Waterloo, Victoria, and the South.
Ashford International is less than a five minute walk from Ashford Designer Outlet. You will need to exit from the international side of the rail station and follow the directional signage to the centre.
BY CAR
Ashford Designer Outlet is conveniently located for easy access from the M20 motorway, off Junction 9, Junction 10, or 10a. Alternatively, the centre can be reached from the A20, A2070 and the A28.

Parking is £2.50 every four hours. Our car parks are free for guests staying up to 30 minutes, blue badge holders, and everyone after 5 pm. Disabled parking available.
CAR CHARGING
Electric vehicle charging points are situated within the Southern Car Park (near Asda). There are a total of 5 electric points, with 10 chargers.
